Boundary survey vs. boundary staking
A boundary survey determines and maps the legal property lines of a parcel. It is used to research, identify, and document where the boundary lines are based on available records, field evidence, and survey measurements.
Boundary staking is different. It physically marks those property lines or specific points in the field so they can be seen on site. This is often helpful before building a fence, wall, or other improvement near the property line.
Some projects need only a boundary survey. Others may need both the survey and Boundary Staking depending on how the property information will be used. If you are not sure which service fits your project, our team can help determine the right next step.
FAQ
Do you need access to neighboring properties?
We will only need access to neighboring properties if there are features that pertain directly to your project.
Will you be setting markers at the property corners?
Setting markers at the property corners and/or along property lines is not included but may be added for an additional fee. Refer to “Boundary Staking” for more details.
What do you need from us?
We will gather the documents necessary for conducting our survey. If you want us to plot easements you will need to provide us with a title report and underlying documents. If you cannot provide these documents we can order them for an additional fee.
What information does a boundary survey provide?
A boundary survey provides precise information about the legal boundaries of a property, including corner markers, property lines, and easements. It also identifies any encroachments or discrepancies with neighboring properties, helping to clarify ownership and land rights.
What is the difference between a boundary survey and a land survey?
A boundary survey focuses specifically on determining and marking the exact property lines of a parcel for legal compliance. A land survey, however, is broader and may include topography, elevation, and other details about the land’s features, often used for development or planning purposes.
